The heavy dragonborn didn't step lightly in his full chain mail, yet he moved with precise steps. When the floor began to give way, he leapt forward to try and get away from the collapsing timbers.

Luminmorn leaps and manages to catch the edge of the pit next to him with his fingers and hold on. The wood and tile tumble down, revealing a pit that is 20 feet deep and is now filled with broken and jagged-edged tile and splintered wood.
Along both the north and south edges of the pit you can now see narrow ledges that cross from one side to the other, explaining why the tracks Lingo saw heading to the double-doors were along the southern wall.
You feel you could cross the ledge to get to the other side fairly safely. (Anyone who wants to cross needs to make a DC 10 Dex check).

It seems that you need to take the risk. There is nothing to tie it to here. However, if two pcs (one on each side of the pit) hold onto the rope then those crossing can roll their DC 10 check with Advantage.
Pande - It is a 10 foot wide pit, and the floor above it broke as soon as Luminmorn stepped on it. It wasn't really feasible that he was able to grab onto the far side as he fell.

First, they don't go this way. As indicated by the thick dust on the floor I mentioned. Second, if they do, they use the ledge.

Yes. You saw the foes go thru here and you chased after them. I mentioned the tracks but no one stated they were doing anything about them or doing anything differently because of them.

The large dragonborn slips while crossing on the narrow ledge. With Bern's assistance he is able to leap to the far side and pull himself up.
